How much capital gains tax do you pay in Spain when you sell your property?
As an EU resident, you pay 19% capital gains tax in Spain; as a non-EU resident, 24%.
Example for an EU resident.
Purchase
€250,000 + *15% = €250,000 + €37,500 = €287,500 total acquisition cost.
(* = 10% VAT and 5% notary fees, stamp duty, land registry, lawyers, NIE, etc.; depending on the region)
Sale
You sell the property for €350,000
Capital gains taks 19%
350,000 - 287,500 = €62,500 * 19% = €11,875
Note
When selling, you may also include the invoice from the law firm and your real estate agent, which can likewise be deducted for tax purposes.
This also applies to invoices for structural renovations and improvement works carried out since the purchase.
